Planning a trip to New Orleans in May 2011. I have time share. Any suggestions on where to stay?

August 11, 2010 - 9:51 pm 4 Comments

I am going with 4 friends and would like to stay at a nice place and one that is close to most things. If you are familiar with time share resorts in the area —please make suggestion. Thanks.

It depends what you are looking for in your accommodations. I’m assuming that you are going to try to exchange to the location.

I’d suggest the Mardi Gras Manor, the Courtyards or the Wyndham La Belle Maison. The Wyndham is more of a higher end resort. The Courtyards is rather small and quaint and may not accommodate all five of you well.

I’d suggest that you go to the RCI directory and take a look.

What are some of the pitfalls of owning a time share?

August 6, 2010 - 6:08 pm 3 Comments

Looking into time share ownership. I think I’m leaning to buy in the secondary market…Who finances these the owners? What are some good timeshares and bad ones? Do they all have upkeep fee’s? Tell all if you know all! Personal experience’s welcome and wanted!

Even if you do not need to pay an upfront cost for a timeshare, timeshares are rarely a good purchase.

1) Maintenance fees rise consistently over time while the property ages and grows less valuable.
2) Timeshare contracts are VERY long term, obligating you to pay for something whether you use it or not.
3) Sometimes it’s cheaper to rent a timeshare than own. Resorts want people to come to their presentations at the resorts and incentivize them with low-cost vacation accommodations.
4) If there’s a need, timeshares can issue special assessments for repairs, emergencies, covering owner expenses, etc. These bills can range from hundreds of dollars to even thousands of dollars
5) Timeshares are extremely difficult to get rid of. With the amount of inventory out there and not many buyers, the economics of getting out of a timeshare does not pan out.

Rent first if you want to learn about timesharing.

Would I get any benefit if I bought a time share?

I travel one week a year and I was offered a two-week-a-year time share, should I buy it? It’s $4567 a year in fees.

The time share business is full of scam artists. $4500. a year pays for a great vacation why tie yourself down to a time share.

What can you advise me in renting my time share weeks?

May 28, 2010 - 12:36 am 2 Comments

A company contact me about rent my time share week on an Orlando Florida Resort, I am concerned about being scammed because they explain I have to paid an insurance fees in order to cover any damages when the property is rented. Please help me out … I dont want to miss anything. Please help me… Thanks in advance!

You shouldn’t have to pay an insurance fee, especially upfront. To be sure call the resort or read your timeshare contract on the renting procedures.

If you want to rent your timeshare, go with known companies that can advertise for you like redweek.com, sellmytimesharenow.com, and tstoday.com. You’ll pay a small listing fee and perhaps a membership fee, but you’ll get loads of advice on those sites as well as people looking to rent.

What happens if you need to cancel your time share vacation?

May 18, 2010 - 2:16 pm 3 Comments

Due to an unfortunate accident I wont be able to go with my friend on her time share vacation she got from her parents. If she cant find someone to go with her what happens if she has to cancel? Will she be able to use it another time or is it gone for good?

IT TOTALLY DEPENDS ON THE TERMS & CONDITIONS SPECIFIED IN THE CERTAIN DEAL THAT YOUR FRIEND’S PARENTS HAVE OPTED FOR… IN MOST CASES YOU CAN CANCEL AND TAKE AGAIN LATER BUT AGAIN IT VARIES FROM COMPANY TO COMPANY WHICH OFFER SUCH SCHEMES…

Does time share consider first time property?

May 12, 2010 - 12:45 pm 2 Comments

I own a Hilton time share and now I am thinking to buy a house, I wonder if I still qualify as first time property owner and get advantage of the benefits.

Yes you will qualify because you don’t OWN the timeshare itself, you own ONLY the time, not the place. A timeshare is NEVER considered a home. Make sense?

Has anyone gone on a time share tour to win a "free vacation trip"?

May 9, 2010 - 9:01 am 2 Comments

We received a card in the mail and upon calling were told to attend a time share tour in Lee, Mass. After completing the tour we are supposedly able to get a trip to Vegas or Orlando. My husband believes it. I don’t.

Yeah I did that once when I was 18. They do give you a trip but they are relentless about getting you to buy a timeshare. I think it is a wast of time unless you like being pitched at for a sale all day long.

how do you create a time share? Is their much profit in it?

May 5, 2010 - 3:32 pm 2 Comments

I would like to buy a cabin, and turn it into a time share.

The profit is huge in a a timeshare company but you will need at least 20 or 30 units not just one, nobody would buy it because you will not be able to offer the extended benefits.
Your first move is to actually learn how timeshares work, and also what is the usual timeshare sales person pitch, that will give you a better idea.
If you decide to buy 20 or 30 cabins let me know, I can show you what is the step # 2.

What I can do if I want to return time share that I bought 3 month ago because i can not still paying?

May 2, 2010 - 2:32 pm 4 Comments

When I purchase that time share I was depressed and was taking pill for the stress in that time and what the seller explain me in verbal spanish it was really different that what I sign in the english contract; my english is limited to reading understanding, there were some word I did not know and now is really difficult to me still paying when my finance are bad,

Everyone regrets buying those.

No, they are iron clad contracts. I think they are hoping you default, so they can seize your other assets. Why do you think they required you to have assets before you bought this?

You need to pay until the last day of the contract.

Where is the best time share vacation to go on in FLORIDA?

April 29, 2010 - 5:29 pm 1 Comment

I seriously need a vacation, but I cant afford it. I know you can find good deals through time share tours. Has anyone experienced, a time share vacation in Florida. I do not want to stay in a crappy place. I am looking for at least a 4 star resort, something clean with no weird odors, and the interior needs to be up to date. Please help I am a new mom and I need to get away!!!!!!!!!!!!!!!!!!!!!!!

You may not fully understand how timeshare tours work…

These sales presentations are carefully designed to be extremely successful.. Part of the process often involves reserving your family a room in a comfortable (but small) motel room at a discounted rate.. You don’t normally stay at the resort itself! You are then obligated to complete the entire sales presentation and tour of the specific timeshare property (if not completed, you are charged full price for the lodging and any other free gifts you received)..

The sales presentation is artfully crafted to ensure a high closing rate. Even the psychological impact created from the vast difference in quality between the motel room and the timeshare resort is a major sales tool! Even very savvy timesharing families will often find themselves caught up in the excitement and pressure of the sales team, and end up walking away with one of the most expensive "low cost" vacations ever!

Timeshare tours are a great way to learn about one thing- the specific timeshare program you are touring… These should not be considered a way to supplement the cost of a vacation!

You may be better served looking at a few timeshare marketing sites that offer timeshare rentals from people who already own at the resort and are not using their week! You can often find great deals (although you will normally always pay a little more than motel rates for the area) on incredible vacation villas featuring private bedrooms, full kitchens, private spas, gorgeous resort amenities, planned activities for the kids, etc.

www.TimesharesOnly.com is the largest timeshare marketplace in the world and would be a great place to start. You might also visit sites such as www.timeshareforums.com (a social media site for timeshare owners), www.simplytimeshare.com (an internet based timeshare classified site), or possibly myresortnetwork.com (another internet based site).. Make sure you ask if a third-party escrow system is available to protect you throughout the rental.

I’d recommend you avoid sites like eBay or Craigslist. While you can find great deals on both, there seems to be numerous reports of fraud and misleading advertisements from both those venues that can trap people not familiar with the industry.

I hope some of the above has been helpful.. Congrats on the new baby!
